First Columbia Property Services Establishes FCP: Genuine Real Estate as Dedicated Third-Party Services Division

First Columbia Property Services, a long-standing name in Capital Region commercial real estate, is establishing a third-party services division – FCP: Genuine Real Estate. This creates a clear, standalone identity for the company's property management, leasing, and construction services. FCP is designed to be immediately recognizable to external property owners as a full-service real estate partner capable of consistently handling large projects with expertise.

The organization is led by newly promoted Partners Cecelia Bette and Kevin Prunty, whose combined experience spans leasing, property management, development, and construction oversight across the Capital Region. Recent third-party work includes the successful repositioning of a 50,000 square foot vacant facility on Troy Schenectady Road, which represented a joint venture partnership. FCP represented the landlord-side ownership group in coordinating a full redevelopment strategy, including tenant relocation, a 40,000-square-foot fit-up, and a building addition, all completed within a four-month timeline to meet occupancy requirements. The project also included oversight of design and budgeting, coordination with the tenant’s project team, and facilitation of the financing and loan closing process for the ownership group.

From the first RFP, design and budgeting, all the way until the tenant occupied the space, we provided all of the services necessary for a successful project,” said Kevin Prunty, Partner at FCP.  “When we represent a buyer in the market, we can show design mockups prior to purchase. After closing, our construction team is ready to facilitate any of the changes that are needed.”

Another example of FCP’s comprehensive approach can be seen at the Albany College of Pharmacy and Health Sciences’ 150,000-square-foot Research and Development Facility. Since assuming management of the property, FCP has increased occupancy from approximately 50 percent to more than 98 percent through strategic leasing and tenant recruitment efforts. FCP led the leasing, design, and construction of more than 20,000 square feet for Albany Medical Center’s Physician Assistant and Nurse Anesthetist programs. Working closely with the tenant, FCP developed an efficient layout that accommodated both programs’ needs and coordinated construction to ensure occupancy deadlines were met. In addition, FCP helped attract One Biosciences, a France-based research and development company, which selected the facility as the location for its first U.S. laboratory.
