A New Era, Cecelia Bette & Kevin Prunty Launch FCP Real Estate
The commercial real estate industry has a new player in the region, FCP Real Estate. FCP will replace First Columbia Property Services, the new brand will operate independently and serve external property owners as a full-service real estate partner, offering a comprehensive range of services with national experience and local expertise.
The organization is led by Managing Partners Cecelia Bette and Kevin Prunty, whose experience spans across brokerage, development, construction, leasing, and property operations. Deborah Mikhitarian serves in an advisory role, offering her over 30 years of experience to the two ambitious partners, helping guide strategic growth and ensure continuity for clients and partners.
Leveraging the 30+ years of experience in development, construction, and property management they have built an asset management team that is uniquely equipped to handle large scale and complex properties. Services offered by FCP include property management, brokerage, construction, capital planning, and all other facets involved in strategic asset management. FCP’s years of real market data are a cornerstone of the new company, allowing the team to expertly advise other owners, tenants, and investors in order to maximize asset performance through a single-source, solution focused team.
FCP serves a diverse client base that includes Fortune 100 companies and organizations across healthcare, commercial office, and life sciences, sectors, with a focus on large, mixed-use campuses. This wide range of experience allows the team to adapt to the unique needs of each client and project.
Recent work includes the repositioning of a 100,000-square-foot vacant facility on Troy Schenectady Road through a comprehensive redevelopment strategy that included tenant relocation, fit-up construction, building expansion, and financing coordination, transforming the asset to meet occupancy requirements within an accelerated timeline.
“The work completed on Troy Schenectady Road is a strong example of how we approach asset management,” said Kevin Prunty, Partner at FCP. “Our team worked across every stage of the process to deliver a successful outcome. Our execution aligns with ownership goals, which allows us to create long-term value for our clients.”
At Albany College of Pharmacy and Health Sciences’ R&D facility, the “Life Sciences Innovation Building,” FCP assisted ACPHS in the purchase of the under-utilized property, and through strategic leasing and targeted positioning brought the building to full occupancy and increased rents by 42%. The effort was a coordinated execution across leasing, construction, and ongoing operations.
“Our work at ACPHS demonstrates the value of an integrated operating model,” said Cecelia Bette, Partner at FCP. “By aligning management, leasing, construction, and day-to-day operations, we were able to bring the asset to full occupancy, increase rents by 42% and create stronger outcomes for owners and tenants.”
These projects reflect FCP’s broader philosophy: combining local market expertise, financial discipline, and hands-on execution to strengthen asset performance and create lasting value.
As FCP moves forward, the company remains focused on building long-term partnerships and delivering measurable results for property owners. The company remains committed to the principles that have guided its success for decades: trusted relationships, hands-on expertise, and exceptional service.
